The Budd Group Helps CBRE Maintain Challenging Manufacturing Facility

The Problem

Managing facilities at a CBRE client in the industrial and logistics sector is no small task. While the client has a downtown high-rise office building and R&D center with high standards and few issues, the 2.1 million square feet manufacturing site presents unique challenges. The facility is a tough environment thick with dust and dirt and subject to heavy use by contractors.
“High foot traffic across three shifts with heavy use of breakrooms can create cleaning issues that have to be addressed daily,” said Rob Tice, Procurement Director at CBRE. “It’s a very dirty environment, and we have a lot of hoops to jump through to meet the needs of this site.”
With more than 30 cleaners working across three shifts, The Budd Group needs to maintain spotless conditions while also acting as CBRE’s “eyes and ears” of the facility in a challenging and highly scrutinized environment.

Our Solution

The Budd Group implemented a cleaning and facilities support program that went far beyond traditional janitorial services. In addition to floor care, restroom cleaning, breakroom maintenance, and other daily cleaning tasks, The Budd Group handles regular specialty projects. Nearly 20% of the on-site staff handle specialty services such as conference room setups, dock receiving and other non-traditional tasks.
“They really go above and beyond,” said Tice. “It’s unique to have a team that does the basics and also steps in wherever they’re needed. We rely on them every day, not only for cleaning but for being our eyes and ears across the facility to support CBRE’s “find-it-first” approach to work order management. They’re everywhere, on every shift, and they let us know about things we otherwise wouldn’t catch.”

This responsiveness extends to leadership. Tice emphasized that The Budd Group’s management team, especially the on-site account manager, provides proactive support as well as quick response to unique requests.

The Results

At a site notoriously difficult to staff because it is 20 miles north of the downtown metro area and not accessible by bus, The Budd Group has achieved an employee turnover rate less than 25% of the industry average. While industry turnover averages near 200% annually, The Budd Group maintains a 40–50% turnover rate at the manufacturing site, and just 20% at the downtown offices, with some employees staying as long as 40 years.
“They have a very dedicated group of employees,” Tice said. “The Budd Group does a great job of keeping turnover low and having their long-term employees want to stay. It’s unheard of in this industry.”
